Estate Agency for Kids

For immediate release: 17th May 2011

Estate Agency for Kids

Pink Residential, the nationwide estate agency, has today launched ‘The Estate Agency for Kids’.

Covering the whole of England, children can email in a picture, details and a price of their Wendy house, wooden play house or play tent and have it displayed on pinkresidential.co.uk alongside residential houses for sale. The children wanting to purchase can select ‘Little movers’ in our search box, then search an area and price range. They can then have their parent or guardian telephone the sellers parent or guardian to arrange the sale.

Melvyn Attrill, Director of Pink Residential said ‘Over the years we have often tried to make the children feel involved with the selling of their family properties. This is a completely new idea and when we spoke to our clients we received positive feedback to this new service which is currently being offered free of charge’.

The internet has revolutionised many businesses, Estate Agency is behind, why?

We are getting many clients and potential clients saying they wish they had known previously how our version of Estate Agency, which is a mix of online and traditional, works. There seems to be a large grey area when it comes to selling a house.

When we first opened our traditional estate agents ten years ago things were very different. An online or ‘sell it yourself’ idea didn’t usually work and resulted in the vendor losing time and then coming on with a traditional estate agent. Ten years down the line and it is the way we sell or find houses that has changed so much. Gone are the days where we stroll from agent to agent and eagerly await the release of the local newspaper in search of our new family home.

In the year 2011 we now look for our property online and then contact the relevant agent to gain a viewing. Admittedly, it is now that most of the work for an estate agent begins and that is no different for a company like us, Pink Residential.

Many homeowners are confused when it comes to selling their home, with many just unsure which is the best and safest route to take. This is hardly surprising when our property is our most expensive asset.

Often when we explain how our agency works in terms of selling a property people are often shocked to find out that there is no difference. We book and arrange your viewings, we gain feedback from viewings and negotiate offers. Some clients can be apprehensive and wonder if we will negotiate the best offer we can; the answer to this is yes, as one of our clients found out yesterday. We look after you chasing the sale for updates until your day of completion, moving day.

A common question that we hear is ‘How can you offer the same service so cheap?’ Simply, we rely on volume, we cover the whole of England and over our ten years have established a unique back office system using modern technology to simplify some of our administration tasks.

So if we do all this for a fee of just £355 plus vat then why are clients still using mainstream agents and paying thousands. The answer to that is ‘they’re not, once they realise how the industry is evolving’.

Houses sell their self and it's the work that is done after where estate agents really earn their money. Just two comments mentioned in the program last night. Two more good reasons to use Pink Residential.

Interest rates held

China has raised interest rates for the first time since 2007

China has raised interest rates for the first time since 2007, as it tries to rein in inflation and dampen its red-hot real estate market.

The People's Bank of China said it will raise its one-year lending rate to 5.6% from 5.31% and its one-year deposit rate to 2.5% from 2.25%.

Pink Residential,Chilli.

At the beginning of the week it was announced again that house prices were to fall, I personally remain unconvinced. This keeps rearing its ugly head, with the threat of negative equity, but with the shortage of housing and the cost of land and building new houses remaining high, a substantial fall seems unlikely.

This, of all weeks, means our concern over such matters needs to be brought into perspective. A developing country has been brought together as they have strived to bring about a fantastic feat in engineering, to save the miners and reunite families whom must have had the most traumatic times in their lives. It is wonderful news that the miners in Chilli have been successfully rescued.

Buy to Let

Can you believe the rental market?  Since the children went back to school the rental market is really strong.  The properties available are limited and mostly moving off of the market quickly.  This can surely only encourage the Buy-to-Let purchasers, especially as the interest rate stays low.  With the Conservative Party cost cutting exercises to reduce the national deficit, will more people turn to rented accommodation.  Indeed, will more people invest in property, as Buy-to-Let, to reduce their savings and make them cash poor?  We wait and we will see.

Child Benefit Changes

The big financial news this week was the planned withdrawal of Child Benefit from the higher tax payers, announced on Monday, and in the wake of that the Conservative Party Conference was held. This too included much on the need to 'tighten belts' due to the nation's deficit.

How will this effect the housing market? You can never tell!

There is always the need to move; growing or shrinking families, change of workplace, school catchments and changes in family situations.

Fundamentally there can not be too much ' belt tightening ' as this would cause the recovery to go into decline; naturally this is not the required result. However, the most important part of the chain is getting the committed first time buyer in place, as of yet the first time buyer has not been financially targeted.

Home Information Packs (HIP's) Suspended

As you may already have heard, the Government has just announced that HIPS have been suspended with immediate effect, pending primary legislation to abolish them. We are delighted that the Government has made this move. The financial cost of trying to sell your home has just been cut. You will still need and EPC )energy performance certificate. Using our upfront package you can now sell for just £355 plus vat and then just the cost of an EPC - all for under £500 total.
A very welcome move.

Busy Busy

Well it's been a busy week! Lots of new interest especially from clients on with current Estate Agencies that are looking to come on with us on expiration of their contract. There has been an overwhelming response from clients and a firm belief that they are feeling their agent only puts them on the portals and then waits to hear back. One question that we have found coming up with people before they instruct us is if our number goes on the board, which is does. We arrange the viewings and negotiate the offers and then update on the progress of the sale.
